New to FIRE, best way to strategize funds from real estate.

Stand to make some gains on selling home. New home currently has about 7% equity in and is at a 5.3% conventional rate. I plan on at least dumping 13% to remove pmi on current home after the sale. After that id have roughly 100k to diversify. I only have a 401k (no roth or ira) and a small brokerage account. Tips to look into are greatly appreciated, thank you
