What are your favourite "niche" or obscure clauses to add to a property contract?

Buying & Selling

Curious what some of the more niche / lesser-known contract conditions or adjustments people have successfully negotiated when purchasing property in Australia?

Not talking about the standard finance/building & pest clauses, but more obscure or practical things people may not think about initially.

For example, I recently heard of buyers requesting:
- professional end-of-lease style cleaning before settlement
- specific rubbish / furniture removal
- early access for measuring or trades
- appliances being professionally serviced
- clauses around repairs after storm damage between exchange and settlement
- longer defect liability periods for recent renovations

Would be interested to hear:
- what people have successfully negotiated
- what solicitors/conveyancers have suggested
- things that sounded good in theory but caused issues later
- anything particularly relevant in ACT

Feels like there’s a lot of nuance in contracts beyond simply negotiating purchase price.
