My first post stated that agent wanted to take a full deposit because of the floor, which most of us here agreed was wear and tear.

My second post updated that I reached out to the landlord, and we agreed on a $250 goodwill deduction ($180 is usually the cap for minor repair). Thereafter, the agent told me that $250 is OKAY, as long as we either fix up the rusted stove (which we honestly don’t use - have $0 gas bills to prove) or clean up the living room (contractor have some sandy residuals / left one sandpaper). We said ok.

Now, two days before the deadline, they returned me the deposit…. With a total deduction of $450.

Message from agent:

I have discussed with the landlords. To avoid the coordination over the remaining works,
they have concluded the following :
- They agree to accept $250 for the damage to the flooring which were not repaired to expectation and to which they have to entirely replace.
- To deduct $180 for the damage to the stove and for cleaning up the debris left by your contractor.
- To deduct $20 for missing gate key
Total deduction : $450

This is out of their utmost goodwill to you and to reduce additional coordination so that they can return the security deposit without further delay.

I told her we have previously agreed on $250… and she started bringing up new things saying that the shelves have rusted etc too… and that landlord is already kind enough not to charge for more / cleaning………. (The stove repair is just the knob, it will not be $180 lol, and cleaning is literally sweeping the living room - we have already did a professional move out cleaning)

(Btw I asked her for the receipt of the key duplicate and was $18. It’s just $2 but lol can she just arbitrarily round up to $20??!!)

Anyway here’s just to update that as we have received the bulk of the deposit back (minus the $450), we will proceed to the SCT for small claims and CEA to send a complain for the agent. 😂

Update #3 on landlord / agent wanting to get our full deposit:
