Hello redditers

I have a question. I own a house in Bangalore. It was built way back in 1994. But we moved in only in 2015. Our original plan had approval for the ground floor and first floor. We had initially only built ground floor but later in the 2000s we built a room and a bathroom. So when we moved in to the house in 2015, we did some renovation and constructed a living room on the first floor. And later in 2019 we also constructed a yoga/art space on the second floor but that one has sheet on the roof with false ceiling inside. We hadn't taken any plan or approval for the second floor extension as the contractor who was helping us build it said it comes under temporary construction and we don't need any approval. We have been paying property tax for ground and first floor but haven't paid the tax for the second floor since the time it was built.

Now the question is, we want to apply for ekhata and if we submit the documents along with the photo, the authorities can flag it as a deviation and deny the ekhata application. So we approached an agent and he said there's no need to declare the second floor as BBMP doesn't take sheet construction very seriously. And he can bribe some people and get the ekhata done without any complications. But we did some research online and got the impression that the GBA is using satellite and AI to track the property tax thing and they might create a problem later in a year or two if they found out about the second floor. But the agent is insisting on not declaring it under the property tax. But we have a feeling it might cause us problems in the future. Has anyone else been in this situation? And any suggestions at all on what could be done at the moment?
