The highest offer is not always the cleanest offer
A strong investor offer is not just the number on the front page.
Sometimes the higher offer is also the one with the most questions behind it. Tight timing. Financing that needs everything to go perfectly. A structure that does not quite match the property. Too much uncertainty before anyone has even gotten through the boring paperwork.
That is where deals start to feel heavier than they looked at first.
From the mortgage side, I would rather know early if the path is clean than pretend price fixes everything. DSCR can be one option for certain investment properties when the deal needs to be looked at through the property income, not just the buyer’s personal income. But it still has to make sense.
A clean offer does not mean easy. It means fewer surprises.
Are agents seeing clean terms matter more right now, or is price still carrying most of the weight?
