Loan Modification Denial (Texas)
Looking for advice, our mortgage is currently 11 months past due with. We have been on a forbearance plan since January. Before that we made a payment arrangement but that arrangement was canceled at our request because we could not make the payment at the time and we were able to get on a forbearance plan. The forbearance will end on May 31. My husband will be getting a sizable bonus that would allow us to cover the past due balance and get the mortgage 100% caught up. I know that sounds wonderful and it is but the reason we are so behind is because of a very horrible financial situation. We had a job loss, very unexpected medical expenses, etc. We also have a large sum of debt. I spoke to the mortgage company last week just to make sure we didn’t have any other options before paying the full past due balance. My thought was if we did not have to pay the full past due balance we would be able to pay off 90% of our debt freeing up about $1500 a month. If we do pay the past due balance in full we will not be able to pay off any debt and I feel that we will get right back in the same position we’re already in when we start making our regular mortgage payments. I spoke to somebody with the mortgage company last week. They did a lost mitigation application and said we were approved for a modification. I agreed to it and I thought we were good to go. I called yesterday just to follow up because they hadn’t received anything in writing and I found out that although it was approved it was countered and denied due to the broken payment arrangement we had in December. Like I said we can take care of the past due amount, but I do feel that if we don’t pay off a large sum of debt and free up income monthly than we are going to be right back in the same position we were already in. I have got a call scheduled with our single point of contact with the mortgage company tomorrow to see if we have any other options as far as a payment arrangement or anything, but just curious if anybody else has been through this. This has been an extremely stressful situation for me, including in an ER visit due to stroke like symptoms so I really am just looking for advice and not criticism.
