Should I take personal loan to purchase land now instead of SIPs for next 10 years?
THE PROFILE
* Household Type: Dual income, Central and State Government employees.
* Age: Both turning 30 this year.
* Income (Self): State Govt, Net 50,000 per month after GPF and HRA deductions.
* Income (Wife) Central Govt, Net 80,000 per month after NPS and HRA deductions.
* Total Net Inflow: 1.30 Lakh per month ( monthly expenses includes)
THE SAFETY NET
* Pension and Benefits: I am under Old Pension Scheme (OPS) with state health coverage; wife has NPS.
* Housing: Residing in government housing; ancestral homes available, so no future construction is needed as of now. Neither of us like metro city lifestyle.
* Dependents: Parents are financially independent and have their own health insurance.
* Child Planning: Planning for a child in 2 years; school education is free for two children.
CURRENT INVESTMENTS
* Equity: Monthly SIPs worth 40,000 in Mutual Funds.
* Career Growth: Positions are subject to future Pay Commissions and promotions, salary growth over time.
THE PROPOSED MOVE
* The Loan: Securing a 25 Lakh personal loan at 10.85% pa, borrowing from family.
* The Purchase: 5 Bighas of agricultural land in our ancestral village.
* The Strategy: Redirecting the full 40,000 SIP amount to pay the EMI over a 7 to 10 year tenure.
* The Plan: Passive orchard or timber farming for long-term value.
THE RATIONALE
* Scarcity: Land is a finite resource compared to gold or other liquid assets.
* Fragmentation: Buying now prevents the land being fragmented.
* Market Dynamics: Local land prices are currently increasing rapidly.
THE QUESTION
Given our security and the safety net provided by government benefits, is it a wise decision to trade our equity liquidity for a decade to secure this land? What's the opportunity cost?
