Virtual Assistant - Property Manager

Hi, I NEED HELP AKA GUIDANCE. Only if you have or worked as a property manager

i am working as a Marketing VA for a US based client. I handle his entire social media, any time of administration task, kick starting new startups, managing his websites, managing his long term rentals through Zillow, Redfin and facebook groups and facebook leads.

Now if you have experience in the industry, for some of the properties I don’t find a lead at all.
His main focus is on property showings and getting the application done. Even if i find the lead, i find it hard to get them do the application. (If you are from the industry, you would know the application thing)

I am not sure if i am lacking in my skill, or this is the quality of the lead. I need help figure this out.

P.s. this is not a hiring post, no, he doesn’t need anymore help. I am a full time employee. And I have been working with him from past 7 months. Please don’t pitch me anything. And don’t come ask me if he is hiring or where i have find him. I am already stuck with this part. Thanks.
