2013 LT super low miles... thoughts?

I found a 2013 Tahoe LT, under 40k orig miles. 1 owner. Bought / serviced / traded at the same dealer. From the pics on the outside, it looks immaculate, except all 4 wheels are smoked. The interior, the only thing I see is the side of the driver seat is starting to crack. Now on the surface, this looks like a great vehicle. However, a few things that concern me on the carfax...

5k miles - Tire(s) replaced (2014)

8k miles - Tire(s) replaced (2015)

11k miles - Tire(s) replaced (2016)

20k miles - Four tires mounted / balanced (2019)

And they replaced the rear control arms when it was traded in.

If it still has the tires from 2019, they would need replaced now as well.

On the plus side, according to the carfax, the oil was changed about every 2500 miles.

We had a 2008 Suburban that I loved, then we got rid of it. I cant wait to dump my oil sucking, clunky shifting F150, but this Tahoe is a couple hours away, and with how the wheels look, and the rear control arms being replaced, I am wondering if that's a sign that underneath is a huge rust bucket? I am not brand loyal by any stretch, but for the most part had Ford trucks or suvs. The Suburban we did not have very long, so I cant say what issues would have arose with that. Thanks
