Mortgage strategy I learned about for huge savings
Recently learned more about the “All In One Loan” structure and thought it was interesting from an investing/cash flow perspective.
It’s basically a 30-year HELOC combined with a checking account, so deposits temporarily reduce the principal balance and daily interest charges. Since interest accrues daily, even having your paycheck sitting in the account for part of the month can lower how much interest builds up over time.
What makes it interesting is the potential long-term effect. Instead of following a normal amortization schedule where a huge portion of early payments goes toward interest, excess cash flow continuously attacks principal first. For people with strong income and disciplined spending habits, that can potentially save tens or even hundreds of thousands in interest and shorten payoff timelines by years.
Curious if anyone here has actually used one long term and what their experience was.
