Avoiding rental scams

I am about to sign a rental contract as a tenant. Since I just moved to Dubai, I am super worried about getting scammed. Below is what I gathered I need to check before signing. Am I missing anything??

- confirm agent is in Dubai REST app
- confirm the title deed of apartment matches landlord’s name in contract
- confirm the apartment has no service charge arrears (how do I check that?)
