Survey Results - lots of red

I just had my level 2 home buyers survey by Countrywide for a 1955 terraced house in Stone, and it had come back with a fair amount of issues (15 reds and 4 oranges)

Hard to guage the severity of what needs to be done looking at other posts in this subreddit, but would appreciate advice on what is a serious issue and others less priority (and which i should negotiate with):
- Roof underlying is deteriorating with minor Moss growth
- Some repairs to ridge tiles for reporting
- Front Bay lounge has mini flat roof - some corrosion in concrete slabs and flashings are inadequate. Door canopy here is showing signs of spalling and concrete corrosion
- Gutters are concrete (Finlock) with leaks
- Outside walls with reinforced concrete lintels have some signs of corrosion
- Window frames need replacing due to lack of escape windows and glazing is sometimes in poor condition
- Inside roof has fibreglass insulation with condensation and no ventilation, which a few holes
- High damp meter readings on some ground floor walls, mainly near chimney which is suggested liked to backfill of rubble
- Red Ash floors (already aware of this and have got red ash test certificate)
Other issues : battery smoke alarms, wiring for mains supply isn't ideally routed to modern standards with older circuit breakers, unknown has service, heating should be inspected, outside drainage pipe has corroded, cctv inspection recommended

He has also valued the property at £199k (to match my offer) with reinstatement cost of £220k, is this reflective of any defects?
