Looking to buy soon - thoughts?

We live in Texas, to preface. We need to move relatively soon. Hoping by September. Our living situation is not good. I've been researching in the meantime.

We've been looking at buying our first home instead of throwing away money on rent given how expensive everything is right now.

We found a subdivision that is new in our area offering great incentives. Between 3.99 and 4.99 30 year fixed interest, 7500 towards closing, all appliances included (dishwasher, stove, microwave, fridge, washer, dryer) and blinds.

We need a 4 bedroom so we are looking at a price point somewhere between 275-290k for those homes. Property taxes are high unfortunately. We'd be looking at 2.67 percent all together for regular plus PID. Hoa runs about 60 a month.

We would definitely file for homestead, but that won't help until the following year.

My husband works for PTRA (railroad) and at base without any OT or holiday pay will be making 97k+ a year. We have 2 car notes, one for 286 and one for 296. All other small debts will be paid off before we buy.

We've never owned before and the thought scares me a little. Mortgage all in would likely be around 2200-2300. I don't know if this is a good deal or not to be honest. Thoughts? Advice?
