Green Brook vs Watchung/Warren?
Hi all! My family has been looking in the Green Brook/Watchung/Warren area. There have been a number of offerings in Green Brook that we've been intrigued by, but I wanted to inquire before proceeding any further about why the market values for equivalent properties in Green Brook tend to skew lower than comparable properties in Watchung or Warren, even for the ones that are literally neighboring each other. Given that these towns feed into the same high school and the property tax rates seem similar, is there anything we should be aware of when considering purchasing a property in Green Brook versus Watchung/Warren?
If it matters, the properties in Green Brook that we're interested in are the ones on the mountain ridge, so they're not flood prone. We know there's a bit of snobbery towards Green Brook from other Somerset County towns, but that doesn't particularly matter to us and in fact we would prefer not to be around that kind of attitude. We are more curious about actual material financial, zoning, municipal governance, etc. issues that may contribute to the observed lower property values. Many thanks in advance for any insight!
