Plumbing hvac help

This question is kind of a two-parter on the simpler side. I need best recommendations for HVAC/plumbing help. I have a washer dryer combination that needs looked at due to the water, not filling up on the washer side and I need someone out to come look at a garbage disposal that hasn’t worked the entire year. I’ve lived in the place that I live in on a more legal now. The washer doesn’t fill up so you have to run it a few times to have it actually fill up to the waterline to wash anything and so my belief is that there’s just a kink in the hose and for the garbage disposal. It has not worked the entire time. I’ve lived here and that’s almost a year due to my lease. I am renting through a realtor situation where someone owns the place I am renting, but uses the realty company as an intermediary so my checks go directly to the realtor yada yada that being said they have an office here in Lexington, but it’s only demanded once a week to pick up the mail. All other calls are outsourced whatever I don’t care but I’ve tried calling the maintenance line or anything to no avail because even though the lease says, I have to take care of pretty much all the house maintenance and fixing up that they still have a maintenance line that I should call anyways it’s been five times calling them within a year. I haven’t in months since no one would pick up and I couldn’t get a straight answer from anybody but in the short form should I just fix these things and keep the receipts and time stamp everything and then when we decide to move out because we will probably be here another year that I just turn all of this in and either get refunded or it gets used to fix the damages or since the lease says I have to take care of and manage all of these fixing up projects that it’s kind of like boo-hoo you got screwed thanks in advance if any of this is confusing, but people still wanna help can comment and I can short form the answer.
