Are Fix and Flips Still Working in the Denver Market?

The Denver market isn't what it used to be, and a lot of investors are realizing that now. With higher interest rates, more homes on the market, longer sales times, and buyers getting pickier, profit margins are shrinking.

Still, there are chances for those savvy enough—investors who nail their purchase prices, watch their renovation budgets, and avoid making homes too upscale. In 2020-2022, people weren't as concerned about major systems or potential issues. Inspections barely slowed down the buying process. But now, just fixing up a place isn't good enough; it needs to be solid, inside and out.

So, for folks flipping houses in Denver or the surrounding area:

  1. Are your deals still turning a healthy profit?
  2. What kind of earnings are you aiming for now?
  3. Which parts of town are hitting those goals?
  4. What do you think folks are messing up these days?

I'm interested to hear how things are going on your end.
