HouseSigma Rental Listings – Are Prices Negotiable?

Hi everyone, I’m new to Ontario and currently looking for long-term rental options (houses/apartments/condos).

I’ve been browsing listings on HouseSigma and I’m a bit confused about how it works. Are these prices fixed, or is there usually room for negotiation? Also, for those who have used it, how accurate/user-friendly is it for rentals? I find it easier to navigate than Zolo, but I’m still figuring it out.

I’m not looking for a realtor—just trying to understand how to use the app properly and how the rental pricing works here. Any guidance or tips would be really appreciated.
