Empty nester in the DMV — here's where I'd actually look to downsize (not a retirement community, I promise)

My kids finally left. I have a 4BR colonial, a lawn nobody mows, and three bathrooms I'm cleaning for absolutely no reason.

I've been a real estate agent in the DMV for 25 years, so I've had this conversation with a lot of clients. Here's where I'd actually tell someone to look — not the sanitized "top 10 suburbs" list, but the real breakdown.

Logan Circle, DC Skews young. That's the point. After 20 years living for your kids' schedules, you finally get to live for yours. The 14th St corridor is legitimately great. The big sell for downsizers: there are former auto warehouse loft conversions that are stunning and specifically appeal to buyers who want to age in place without compromise. 2BR condos are under $1M. Some buildings have higher HOA fees so do your homework there.

Capitol Hill / Eastern Market, DC This is for the person who wants an actual neighborhood, not a building. The community here is unlike anywhere else in DC — people genuinely know each other, grandparents walk grandkids to school, longtime policymakers retired and never left. Condo inventory near Eastern Market is thin (7 two-bedrooms sold in a recent 6-month window, median ~$565K). Rowhouses are plentiful at a median of ~$1.3M.

Old Town Alexandria, VA Waterfront dining, cobblestone, walkable everything. If you're a NoVa person and don't want to move into DC, this is your best bet. Condos closed at a median ~$770K recently, homes around $1.3M. The condo situation is genuinely great for empty nesters — historic neighborhood charm without the 200-year-old basement flooding risk.

Del Ray, Alexandria, VA Underrated and I will die on this hill. Just northwest of Old Town. "The Avenue" (Mount Vernon Ave) has independently owned restaurants, a farmers market, real neighborhood vibe. More affordable — median around $975K. Condo inventory is limited. But if you want authentic community without Old Town prices, this is your spot.

Reston, VA Hear me out before you roll your eyes. The Silver Line changed the math on this. You get Reston Town Center (actual walkable town center, not strip mall with a Panera) AND Lake Anne (almost European lakefront vibe with farmers market). Trails for days. 2BR condos around $399K median — most accessible condo market on this list by a mile. If you're downsizing on a budget in NoVa, nothing else comes close.

Bethesda honorable mention It's great. Walkable, Metro, excellent healthcare corridor (NIH, Suburban Hospital literally right there). Condos near downtown around $540K median. I put it as HM because Maryland hits you with both state and county income tax, which changes the math for some people. Worth running the numbers before you commit to one side of the line.
