Has anyone actually successfully negotiated their rent down lately?

My lease renewal just came through with another 40 dollar a week increase and the agent is acting like they are doing me a massive favor. The property has a leaky tap they refuse to fix and the carpet is lifting in the hallway. I want to counter their offer with data on similar apartments in the area but I am terrified they will just give me notice to vacate instead
