Looking for a passive business model? Why Cultfit's FOCO model might be the perfect fit.
Hey everyone, I’ve been tracking this sub for a while and reading through posts from folks looking to diversify their income — like agency owners with extra space, corporate professionals, and traditional investors. Since I handle Expansion for South India at Cultfit, I look at franchise models all day long.
One common thread I notice among first-time investors is a massive anxiety around two things: picking the wrong location and getting sucked into daily operations. Most people think buying a franchise means you have to spend months hunting for real estate, guessing if the footfall is real, and then essentially buying yourself a second full-time job managing staff. It honestly doesn't have to be that way. We heavily push the FOCO (Franchise Owned, Company Operated) setup at Cult precisely to solve this. Instead of putting the location risk on you, our internal data teams do the heavy lifting: We do the actual boots-on-the-ground site scouting ourselves. We back every single location with deep micro-market studies, local spending capacity, and demographic data before anyone signs anything. Once it opens, Cult manages 100% of the daily operations, trainers, and tech. I’m looking to onboard a few franchise partners across West and South India who share this vision —people who want to build a premium, data-backed fitness business without wanting to deal with the daily operational headaches.
Cult started it's model in 2016, but moved into Franchising later in 2021. Currently we operate over 700 centres across 60+ cities. The Investment ranges between 1.8 - 3 Crores depending on whether you want to opt for the Strength Training model or the Strength Training + Group Training model (all more than 6000+ sqft centres). The Annual ROI also ranges between 23% - 27% on a conservative business case which ties the payback period at around 42-48 months.
Curious to hear from the community. For those who already own franchises here, how much did the initial location scouting stress you out? If you are looking to invest in the South India region and want to see what our scouted territories or market studies look like for your specific city, drop a comment or shoot me a DM. Let's chat!
