Looking for a budget friendly hotel accommodations

I am flying in to Manila in about a month and want to stay somewhere in Makati. Please recommend a good budget friendly hotel with a buffet breakfast. I am not looking for something luxurious (i.e. okada) and at the same time, I am not looking for a run down with suspicious security or plenty of roaches.

Just a simple and clean room with AC and bathroom. Non smoking.
