24M moving to SF from east coast. Need neighbourhood suggestions!

Hi all,

Moving to SF soon. Need some suggestions for neighbourhoods i should look into and that are the most practical for my constrains (not in order tbh):

1. Safety is super important
2. I need to be able to commute to my workplace in South SF (biotech area). Max im willing to commute is ~45 min (no car)
3. Budget: ~2700$/month Max. Would highly prefer a studio
4. I dont care for nightlife and parties and prefer my peace. However, since I'm moving from a another city I dont have any friends here. So ideally I would want to be close to people my age group and where i can meet people a bit organically?
5. No car (nor do i plan to get one, will only be staying 1-2 years max). Hence would prefer a walkable area

I know it may not be practical to get all of these and I'd have to make tradeoffs.

Also, is it reasonable to touch down in SF, rent a airbnb for 2-3 weeks while searching and nailing down a place in that time frame? (While also starting work lol, I know this sounds challenging but I'm confused)
