Removing 3rd Bathroom in Condo for a laudry room a Bad Idea?

Im currently planning a renovation of my condo that is 2Bed 3Bath. There is 1 1/2 bath on the main level of the condo. and 2 full baths upstairs. the 3rd bathroom is pretty much useless and currently use it for storage because we really just dont need it we need space. We dont have an in unit laudry though. So, im contemplating renovating one of the full bathrooms and converting it into a laundry/linen storage type closet. Since it already has water lines and outlet wiring I thought this plan was perfect.

However, I worry it will decrease the value of the condo but I think it might be fine because there will still be 2 bathrooms one on each level. also being able to do laundry in unit seems like a positive many people would be interested in if/when we resell.

any suggestions or warnings from renovation experience is appreciated.
