Question on renting out a fully furnished flat at Brookfield

2BHK

I’m renting out my flat in BEML Layout, Brookfield, as I’m moving to another city. Since my new place is already furnished, I’m planning to leave behind most of my appliances and furniture, including the TV, fridge, washing machine, beds & mattresses, UPS inverter, etc.

An unfurnished flat in this area typically rents for around ₹30,000–35,000 per month. I was thinking of charging a ₹6,000 premium for offering it as a fully furnished flat.
However, my concern is the risk involved. For example, if the TV develops an issue and needs replacement, it could cost me ₹35,000 or more, which would wipe out a significant portion of the premium I’m earning.

So I’m considering adding a clause to the rental agreement:
For any repair or replacement costing more than ₹3,000, the cost would be shared 70% by the owner and 30% by the tenant.
For expenses below ₹3,000, the owner would bear the cost.

The idea is that both parties share the responsibility for wear and tear, while the tenant also has an incentive to take good care of the appliances.

Does this arrangement sound reasonable, or is there a better way to handle furnished rentals?
