240 1st Ave, First Floor... Thoughts?

Hi all, we got through for an affordable 1BR, and I’m trying to understand what living there would actually be like.

A couple of questions we have are:

• Has anyone lived in/near 240 1st Ave, especially on the first floor? How is the noise and general location?
• We are hoping to have kids within the next couple of years, so our first choice would have been a 2BR... if we signed a 1BR lease and later got approved for a larger affordable unit, would we be able to move mid-lease, or would we likely have to wait until the lease ends/pay an early termination penalty? Has anyone done this and can speak a bit about the process and costs involved?
