VA Rate + points buydown
We are purchasing a home in AL for $395K using a VA loan (with no funding fee and prop taxes will be waived later). We are using a local lender who has gotten us to 6.124% (1% buy down) and a lender paid incentive to buy down to 5.1% for the first 12 months.
I have tried to go through Navy Fed but for the life of me I have called, emailed, texted and I cannot get a response from them. I'm sure I could try harder but the local lender is incredibly responsive and communicative. Credit scores for myself and husband are 740 & 780.
Would the rate have anything to do with a current mortgage? We own a house now in another state and are planning to sell after we move into the new home (no contingency to close beforehand). The only debt we have is a $22K camper ($265/month) and 12K credit card debt and of course our current mortgage at $1900/month. We both make about $4500/month untaxed.
