Sold my first house in Fresno, here is the math on what actually happened (not the Zillow estimate)

I see a lot of people in this sub stressing about property values, and I get it. We all look at Zillow or Redfin and see a number, but that number is rarely what you walk away with. I just finished helping a client sell a home in North Fresno, and I wanted to share the real breakdown because it was eye-opening for the seller.

They had a Zestimate of $515k. After we did a real look at the neighborhood comps and the condition of the home, we listed at $499k to get more eyes on it. We ended up getting multiple offers and closed at $512k.

Here is where it gets real. After the agent commissions, closing costs, and a small credit for a roof repair we negotiated during inspection, the seller walked away with about $468k. When you compare that to the 'instant' value you see online, it’s a reality check.

I’m Parminder Kang, a local realtor here. I see people leave money on the table all the time because they rely on automated software instead of looking at the actual street-level data. If you are curious about what your specific house would actually net you in this market—not just some automated guess—I put together a free valuation tool at realtorkang.com that pulls actual local data.

I’m not here to spam, just trying to help people get accurate numbers so they can actually plan their next move.

Has anyone else here tried to sell recently? Did your final number end up being close to what you saw on the big real estate sites, or were you way off?
