Sinkhole debacle
Location: Southern Indiana
For context, my house was built in 1900, and I assume my neighboring house is around the same age. I purchased my home in 2021, and share a driveway with a house that is managed by a rental company.
The land on GIS is directly down the center of the driveway, and the neighbors and I have used it equally.
This Saturday I noticed a hole in the driveway. By hole, I mean a legit cavern. Beneath the asphalt is a drop around 2 feet deep, and extends under the driveway and a small strip of my lawn to my home.
Earlier this year the renters next door were having issues with their sewer system. Speaking with them today, I learned that there was a blockage and sewage was overflowing into their house. The owner (not the management company) apparently had a few different contractors give quotes before moving forward with excavating the driveway and doing work on the sewer.
The contractor showed up and noticed that the driveway was half mine, and I gave verbal confirmation to go ahead. I had no notice that they were coming and I never signed anything. I was not aware of the scope of the work (I assumed it was their own lateral line). Only after the work was done, I saw how far it went on my side and realized that we may be on a shared line. But- my neighbors desperately needed it done and I didn't pay anything, so 🤷♀️.
I called the city and the utilities a few times before reaching out to the rental company that manages the property. They said they did not do the work, the owner did, but they'd send out their maintenance to give an opinion. Turns out theres a "burst pipe that is leaking sewage into *both of the yards*".
I'm going to request the homeowner's contact from the rental company, but I am concerned that this will be framed as my problem since it is on "my property" (more on my side of the driveway). I'm a single mom who has already sunk so much money into this house, and this is just an additional mess. I have a plumber coming out to give a second opinion tomorrow.
If it appears that the issue was due to the work done, and the owner refuses to work with the contractor they used to fix it or get it redone, what recourse do I have?
