I need an exit plan ASAP

I need an exit plan, I need to figure out how to get out of my lease agreement, find a new apartment, and figure out a way to move my stuff out.

I'll take all of the advice i can, what are the do's and don'ts?

Both of our names are on the lease agreement.

I don't know yet if I'll be able to keep the apartment and my Q will want to move out or not but I'd rather not be stuck. He keeps pissing on the furniture I inherited from my grandma and then blaming me for it.

I can't take it anymore...
