What creates chemistry?

I have been on a work trip this week and there were three lovely guys there. I had a good laugh with them all but there was one who I felt insanely attracted to literally from the first meeting. I have no idea if the feeling was mutual (work and all that).

I am curious why we feel that immediate chemistry with some people and not others. Also if it's usually mutual when it's that intense immediate reaction.
