A few people asked after [my last post](https://www.reddit.com/r/CalRealEstateExam/comments/1u0meit/if_youre_overwhelmed_by_how_much_the_ca_exam/) — **"***with so many topics, what's the best way to actually study for this exam?***"** Here's my honest answer.

**The real problem isn't the volume — it's how people approch it**

Most people try to memorize everything. That's exactly what gets you. The CA exam is specifically designed to test whether you *understand* concepts, not whether you can recite definitions. The wording on the actual exam is tricky — if you only memorized a definition, a slightly different phrasing will throw you off completely.

Here's the shift that changed everything for me: **Understant the concept deeply enough that no matter how the question is worded, you know what they're actually testing.**

For example — don't just memorize that an easement is "the right to use another's property." Understand *why* it exists, who holds it, whether it transfers with the land, and how it gets terminated. When the exam asks about it sideways, you'll still know exactly what's going on.

**The 80/20 rule for the CA exam**

Here's what I've come to believe after failing once, passing, and talking other new and old agents at my brokerage:

There are roughly **150 - 200 key terms/concepts** you need to truly understand to pass this exam. That's it. If you own those core concepts — really own them, not just recognize them — you're in great shape.

You don't need to memorize everything. You need to *understand* the important things.

**My personal study strategy(works with any prep site)**

*(I'm not affiliated with any sites I mention — just sharing what I used.)*

The exam breaks down into [7 main subject areas](https://www.dre.ca.gov/examinees/SalesExamContent.html) : Property Ownership, Laws of Agency, Contracts, Finance, Transfer of Property, Practice of Real Estate, and Valuation/Appraisal.

Here's the system I'd use for each one:

1. **Review all concepts/terms for one subject first —** before doing any practice questions. Get familiar with the vocabs before you test yourself on it.
2. **Then drill practice questions for that subject —** now you're applying what you just reviewed, not guessing blindly.
3. **Repeat for all 7 subjects.** Then cycle back and do mixed/full practice exams.

One note on Transfer of Property and Financing specifically — those were the two that got me on my first attempt. I glossed over them thinking they were "less important" than the big stuff. They weren't. Give those two extra time.

**On finding the right terms to study**

[PrepAgent](https://www.prepagent.com/) has a Flashcards and Glossary section that covers a lot of the important vocabs — but fair warning, it can feel overwhelming because there's a *lot in* there. You might find yourself staring at an endless list wondering what actually matters.

[AgentSmartly](https://www.agentsmartly.com/) takes a different approach — it has a curated set of 134 key concepts specifically mapped to the exam subject. Fewer terms, but they're the ones that actuall show up. For someone who wants a cleaner starting point rather drinking from a firehose, that structure helped me a lot.

Whatever site you use — find where it list core terms, and start there *before* you drill.

**Why this order matters**

If you go straight to practice questions without reviewing concepts first, you end up memorizing answer patterns instead of understanding the material. That works okay for easy questions — but for CA exam has way of presenting familiar concepts in unfamiliar ways. The only protection is genuine understanding.

Once I stopped trying to *get through* the material and started actually learning what each term *means and why it matters,* the practice scores took care of themselves.

What subject are you finding the hardest right now? Drop it in the comments — happy to share what helped me with specific topics.

The CA exam covers a LOT. Here's the study strategy that actually worked for me(and why most people study it wrong)
