Is there a difference to rent in Aug or Sep?

I'm moving in as a new grad and can start lease either Aug or Sep. Are the rental market and prices different for mid-August and mid-September? The current prices look crazy.
In my city, things often cool down a bit in September; not sure if bay area is the same expensive all season.
