Is there even a good car to fit me and my cramped garage?

Background:

Currently driving a 2013 Civic that I will probably have to retire soon due to parts availability and wear and tear. 275k miles and still counting due to rough commute and occasional use for work. We have a small garage which came with wall storage units that get in the way of parking larger vehicles. HOA requires that we keep at least one car in the garage, which is fine as I tend to prefer smaller cars anyway.

Looking for:

-Affordable, reliable, long-lasting. I'd love to go years without a car payment before I have to buy again, but I'll need to keep the payments reasonable since I got used to not having one.

-Good fuel efficiency if possible and reasonably low operating/maintenance costs.

-Comfortable to drive for hours. My commute can be well over an hour on bad days, and every now and then I'll be on the road all day for work.

-Easy to maintain with good parts availability now and into the foreseeable future. Never thought a Honda Civic would have trouble getting usable repair parts, but here I am so now I'm a bit paranoid about it.

-Parking footprint around that of a 2013 Honda Civic (179 in x 96 in) or smaller. Could probably go a little wider, but going longer would be tough.

-Cargo: would prefer to be able to carry rolls of fabric in the trunk/rear, fold-down seats if necessary. These are around 60" long and fairly heavy, so would be great if it can handle a couple hundred pounds in the trunk now and then without wrecking the suspension. Not a deal-breaker, but would be nice to have the option.

-Passengers: Not super important to hold many. My wife's car has plenty of room for friends, so mine practically never gets used for more than just the two of us.

-In a perfect world, would stand up well to stop and go traffic and rough/potholed roads. Or at least not be unusually prone to damage or excessive wear under those conditions.

My family keeps recommending a RAV4 or CRV, but I'm not confident either would fit without some very precise parking.
