Is It Time to Find a New Agent?

I hired my agent last year. We tried to find a home for a month went together to showings but we did not find anything to our liking and the money was tight. I told him will stop searching now and will look again when we have more money.

We have been trying for the last few months. He does not send me any listings available. I find them on Zillow. Is by the agent job to look for listings for me? I was direct and told him to send me listings and asked whether he wants to to continue as my agent or not. He did it the day I asked. No more.

Few weeks ago there was a really nice house we are interested in. He was late like a week to schedule the showing due to having an emergency. If he told me about it, I would have scheduled it and then told him about what we thought of house. Instead, he was evasive and kept rescheduling until they were available. The seller had enough offers so they cancelled our showing. Again I am the one finding the house sending it him. We purely lost the house due to him being late. I did not like their lack of communication about their availability.

I want to talk about issues and he is rarely available. He likes to text me instead. I am an immigrant English second language but his English is just broken.

Last deal he told me to waive appraisal contingency at a very high price we offered. The offer was chosen because the seller’s agent told mine he had offers at a certain number. Then we offered above all these numbers. Based on the seller’s agent suggestion, mine suggested to waive appraisal contingency and that we can get out using the loan contingency if it does not appraise or appraise too low. This seemed not genuine to me. I told him to waive it. Last minute he said let’s offer to cover a portion so I do not lose my earnest money and I agreed to that.

We lost the deal. No call or meeting explaining why we lost it. Just text messages saying he will ask the seller’s agent. Isn’t an agent supposed to analyze what happened and make an educated guess? It’s been a week.

Today is a Saturday. Multiple showings in our area within our price range. 0 communication unless initiate it.

My agent is a long time friend and refers me clients. It would be awkward if they know I bought a house not using their services. Should I find a new agent? If so, how to do so nicely?
