A parcel near me sat for over a year. Everyone assumed the land was the problem.
A lot near me sat on the market for over a year and everyone assumed there had to be something wrong with it.
The comments were always the same: "Probably failed perc.", "Must have access issues.", "Floodplain.", "Bad neighbors."
Turns out the land was completely fine.
The real problem was that the seller was stubborn on price and refused to negotiate for months.
It got me thinking about how often people judge a parcel just by how long it's been listed.
I've definitely seen properties where a long market time was a huge red flag.
But I've also seen the opposite, where everyone assumed there was a hidden problem and nobody bothered looking deeper.
What's the most misleading reason you've seen a piece of land sit on the market for a long time?
