Inspection findings
Under contract on a home in Massachusetts for $730k. Inspection just came back and I’m trying to gauge whether this looks like a typical older-home report or if there are any major concerns I’m underestimating.
Some highlights:
* Roof replaced in 2018
* New septic system
* Boiler ~19 years old but seller says serviced annually and last serviced Fall 2025
* Mold air test came back normal in basement and living areas
Items called out in the report:
* Chimney needs some repointing
* Two cracked window panes and some older windows
* Previous water staining in lower-level utility room (seller says it existed when they bought the house 8 years ago ; mold test was normal)
* Minor grading/drainage improvements recommended
* Vegetation should be trimmed back from house
* Some attic insulation/ventilation upgrades recommended for thermal bridging
* A few miscellaneous maintenance items (bath fan, dryer vent, railings, etc.)
Inspector specifically told me the cracked windows appear isolated to those windows and not a whole-house window replacement situation.
Would you consider this a fairly clean inspection for a 1969 New England home, or are there any items here that would make you push for credits or take a harder look before closing? I did put in a 5k threshold for inspection
Thanks.
