Equity Payout Tax Implications

Taxes

My spouse and I own a house and will be getting a divorce in the near future. Both names on the mortgage and deed. Spouse is going to refinance in order to remove me from the loan, and therefore acquire sole homeownership. I am going to receive a check for 50% of the equity that has accrued in the house since we purchased it. We will complete this transaction before the divorce is finalized. What will be the tax implications for me?

If relevant, I don't know yet what I'm going to do with the funds. I cannot afford a single family home so it won't go towards a downpayment elsewhere. I am considering purchasing/building a tiny house and would use a fair amount of these funds towards that purchase (or downpayment if I have to take out a loan), but that's far down the line. Either way, some of the funds will go towards other non-house related expenses.
