Abu Dhabi just froze rents across residential, commercial and industrial properties.

Abu Dhabi Real Estate Centre (ADREC) just announced a temporary freeze on rent increases, effective immediately. This means that landlords can no longer raise rents on renewals or new tenancy contracts for previously rented units until further notice, completely overriding the previous framework that allowed up to 5% annual increases.

So if your lease is coming up for renewal, note that your landlord cannot increase the rent. Doesn't matter what they think the unit is worth now or where the market has moved, rent stays the same.

As for landlords, the growth ceiling is gone for now. But the new rule will help landlords with tenant retention, reducing vacancies significantly. Losing a good tenant over a 5% increment argument every year was never great business anyway.

More interesting question is what this does to the buy vs rent decision in Abu Dhabi. With rents frozen, some people who were on the fence might stay put longer rather than commit to buying. Others might read the stability as a reason to plant roots and make the purchase they have been planning for a while now. Both reactions make sense depending on your situation.

Dubai hasn't announced anything similar and still runs on the RERA rental index so for now the two markets are going in different directions on tenant protection.

For those renting in Abu Dhabi, has your landlord said anything yet? Would be interesting to hear how this is playing out in practice.
