A while back I posted here about [eireestate.ie](http://eireestate.ie/) : a project I started after going through the home-buying process myself and being struck by how little transparency there is around new build developments in Ireland. The goal was simple: map and track what's being built across the country and make it easier to follow, whether you're house-hunting or just curious what's going up in your area.

Thanks to everyone who had a look and sent feedback last time - a lot of what I've added since came directly from those comments.

The feature I'm most excited to share: I'm now beta-testing planning summarisation. Anyone who's tried to read a planning application knows they're dense. This reads a development's planning files and turns it into a clear, easy-to-read summary delivered to your inbox. You can request up to 3 summaries per account while it's in beta — I'd really value feedback on whether they're accurate and genuinely useful.

A few other things that have landed since the first post:

* Full project timelines — planning applications (with links to the files), construction commencements, and Property Price Register sales, all on one page
* Subscribe to any development and get an email when planning changes, construction work starts, or an An Coimisiún Pleanála appeal is lodged or decided
* Search and filters across all counties — by county, bedrooms, construction stage, etc.

Data still isn't perfect, but it now re-checks 6,000+ developments every few days, so it stays a lot fresher than before.

Would really appreciate it if you gave it another look and let me know what you think: especially on the planning summaries, and what else you'd like to see.

Thanks again 🙏

Update on eireestate.ie — the new build tracker I shared a while back (now with plain-English summaries of planning files)
