I have noticed that many buyers think a ready flat is automatically safe because the building has already been completed.

A finished building reduces construction uncertainty, but it does not remove ownership, approval, mortgage or agreement risks.

Before paying a booking amount, I would check these points:

**1. Who owns the exact flat?**
Confirm whether it belongs to the developer, landowner or another party. The person taking the payment must have authority to sell it.

**2. Do the documents match the property?**
A lawyer should review the title, ownership chain, mutation, land records, tax receipts, development agreement, approved plan and mortgage status.

**3. Does the actual flat match the plan?**
Check the floor, layout, size, parking and common areas.

**4. What is the real total price?**
Ask for a written breakdown covering parking, registration, utilities, maintenance deposits and other charges.

**5. What does the booking form say?**
Read the cancellation, refund and payment-default conditions before signing.

**6. Are verbal promises written in the agreement?**
Parking, repairs, registration timeline, utility status and handover conditions should be documented.

**7. Where is the money going?**
Use a traceable payment method and collect an official receipt identifying the project and flat.

**8. Have you inspected the flat properly?**
Test water pressure, electrical points, drainage, doors, windows, bathroom fittings, lift and generator. Look for dampness and cracks.

The biggest red flag is pressure to pay immediately before document verification.

A genuine seller should be able to answer reasonable questions and provide time for legal review.

For context, this guide on [**ready flats near Dhaka in planned areas**](https://baitungroupbd.com/news/ready-flat-near-dhaka-in-planned-area?utm_source=chatgpt.com) explains some location-related considerations. Still, buyers should verify every property independently rather than relying only on marketing claims.
