Can't find a tenant lawyer ππ
So we all know that a number of landlords and property owners in ABQ have a habit of some pretty nasty negligence. I'm currently renting a casita on a 4 plex lot on the east side. There has already been some question about who owns the property. The maintenance/manager says it's some old couple, but according to the county records, he owns it. π€·ββοΈππ It's definitely a situation where someone is taking advantage of tenants who have limited options. The rent is quite high. But since we moved in, the roof had a pretty significant leak. That was back in January 2026. We texted him numerous times about it and eventually it was recently "patched". But the who in the cieling where the roof leaked still remains. I'm pretty sure theres mold up there, but if I call the city and they red tag the place, we will have nowhere to go. We are getting ready to give him abatement paperwork this week. The heater did not work all winter. And the cooler is a joke. It's completely rusted out and leaking water. And it doesnt even cool properly. He "repaired" the leaking tray but I know it won't last. I know that I can handle him in small claims court. But metro caps the claims at 10k. Frankly I believe we deserve more if this continues and we have to move out for health and safety reasons. Which means I gotta go through district court. Ideally I'd like to avoid all of this, but I know it's inevitable. Legal Aid helped with the abatement guidance. But I know once I hand him that paperwork, it's on. I know well to document everything I can. We use a group text between me, my partner, and our landlord to keep note of everything I can. There's pictures and video in there of the issues since we moved in. I've emailed and left voicemails for a few names I found on the state bare site and Justia, but I havent heard anything back. And so far, any firm that I have actually conversed with has said "that's not really their area of practice" and they tell me they will see if anyone they know does that and have them reach out. Should I just try to take him on by myself and stick with metro court?
