Different types of Academies + Housing

So I see on the discord that there's the Enroute, Terminal, and TRACON academy; I start my class on 08/14 and was wondering do I pick one or is it for those who are CPCs already?

Also for the housing when I go to reserve/book a house do I pay with my money and it then gets reimburse or how does that work?
