Need Advise on arranging funds
I found what I would call my dream house last month, and signed the Agreement to sell (ATS)after paying a 10% payment. House cost was negotiated down to around 4.5 Cr, so this initial amount came to 45L. As per the ATS, I need to pay the remaining amount by 15 august.
The situation is, I was planning to raise majority amount (around 3 Cr) through sale of an owned property, and take a 1 Cr loan for the remaining value. The sale was verbally confirmed before I signed the ATS but the buyer has since backed out. I have got a new buyer, who is willing to pay 1.5 Cr immediately to sign the ATS, but has requested till 15th Oct to pay the balance. Need to understand what options I have.

I agree to sell to the new buyer, take 1.5 Cr now, and take a higher bank loan, of around 2.5 Cr. Remaining petty cash for registry etc. can be raised by me easily. I can prepay the balance 1.5 Cr of the loan immediately once I get the balance payment for my owned property.

I request my seller for an extension till 15th Oct. Need to understand how common this is - my seller is actually a large builder (Chintels) so likely they will be used to this. I can sweeten the seal for them by paying them 1.5 Cr immediately instead of waiting till 15th August.

Any other option which I haven't thought of.
Any suggestions would be appreciated
