How would you use a “deal score” for rental properties?
I’ve been thinking a lot about one problem in rental investing:
Finding the good deals is not only about having data.
It’s about knowing which properties are even worth analyzing in the first place.
In a mid-sized city, there can be thousands of active listings. Running full cap rate, cash-on-cash return, rental income, occupancy, and financing calculations on every single one is not realistic for most investors or platforms.
That’s why predictive scoring is interesting.
Instead of showing only raw numbers, a platform can use a score to do the first pass:
Neighborhood score → where should I look?
Property score → which listings look promising?
Full analysis → is the deal actually worth it?
We published a breakdown of how this works using Mashvisor’s Predictive Score API, including neighborhood-level scoring, property-level investment likelihood, and personalized property recommendations.

Curious how others here would use this.
Would you trust a rental “deal score” as a first filter, or do you prefer looking at the raw numbers from the start?
