Welcome. This is a place for Texas home buyers to figure out the money side of buying: commission rebates, new-construction cash back, who pays your buyer's agent after the NAR settlement, what SB 1968 makes you sign, builder incentives, and closing costs. Plain English, real numbers, no sales pitch.

Two things to read first:

• The Transparency page explains who runs this community and how it's moderated, in the open, including our conflict of interest.

House rules in one breath: stay on topic to Texas buyers, be civil, disclose any affiliation up top (agents, lenders, brokers, that includes us), and no spam. Honest criticism is welcome and won't be removed.
