# What Happened Today?

Friday was another positive day for the bond market, although there wasn't much excitement behind the move.

Mortgage-backed securities—the investments that largely determine mortgage pricing—held onto this week's gains, while the 10-year Treasury yield declined to **4.367%**, one of its lowest readings in several weeks. That helped keep mortgage rates near their best levels since the middle of May.

There were no major economic reports capable of moving markets, and the data that was released had little impact. Instead, investors spent much of the day monitoring geopolitical headlines involving the Middle East.

While a handful of reports questioned the durability of the recent ceasefire between the U.S. and Iran, financial markets largely shrugged them off. Oil prices experienced only modest movement, and bond investors showed little interest in abandoning this week's rally.

The takeaway is that markets appear to believe it would take a significant escalation—not just isolated headlines—to meaningfully change the outlook for interest rates.

# Why Mortgage Rates Stayed Favorable

Mortgage rates don't change simply because there's news in the headlines—they respond to how investors react.

This week, several factors worked in borrowers' favor:

**Supportive Factors**

* Treasury yields continued drifting lower.
* Mortgage-backed securities remained near their strongest levels in more than a month.
* Inflation concerns eased after Thursday's PCE report met expectations.
* Investors showed little panic despite additional geopolitical headlines.

**Reasons for Continued Caution**

* Quarter-end portfolio adjustments can still create short-lived market swings early next week.
* Markets remain highly sensitive to major economic data, particularly employment reports.
* Any unexpected inflation or labor market surprises could quickly reverse recent improvements.

Overall, lenders had another opportunity to pass along modest pricing improvements, leaving mortgage rates at their lowest levels in roughly six weeks.

# What Borrowers Should Watch Next

The market's focus now shifts away from geopolitical news and back toward the U.S. economy.

Next week features several important reports, but the biggest event will be the **June employment report**, which will be released **Thursday** because financial markets are closed Friday for the Independence Day holiday.

A weaker-than-expected jobs report could reinforce expectations that economic growth is slowing, potentially helping mortgage rates remain favorable.

Conversely, another strong labor market report could push Treasury yields and mortgage rates higher if investors conclude the Federal Reserve has less reason to lower interest rates.

Borrowers should also remember that quarter-end trading can sometimes create brief bouts of volatility during the first part of next week before markets fully transition to the new quarter.

# Bottom Line

It wasn't an exciting Friday, but quiet was good news for mortgage shoppers.

Bond markets successfully held onto this week's gains despite scattered geopolitical headlines and a lack of major economic news. As a result, mortgage rates finished the week near their best levels since mid-May.

Looking ahead, next week's employment report is likely to provide the next meaningful test for rates. Until then, borrowers may continue to benefit from one of the strongest mortgage pricing environments seen in more than a month.
