Looking for advice on renting in the UK as a first-time tenant what should I be aware of?

I’m new to renting in the UK and trying to understand how the whole process works before I make any decisions. I’ve been searching for a place and noticed there are quite a few different requirements from landlords and letting agents, which is a bit confusing for me at the moment.

I’m mainly looking for guidance on what I should realistically expect as a first-time tenant. For example, how strict are references usually, what documents are typically required, and are there any common issues that people run into during the application process that I should be careful about?

Also, if there are any general tips on what to check before signing a tenancy agreement, that would be really helpful. I just want to make sure I don’t miss anything important or end up in a difficult situation later.
