What financial metrics are import for you to track for your airbnb ?

I've been an Airbnb host for a few years now. I started out helping my mom rent a spare room at her place, and recently, I finally purchased my first apartment to rent out on the platform.

I’m a bit of a data nerd and like to capture as much information as possible to make confident business decisions. Because of that, I started researching and building my own custom tool—a browser extension, to be precise—to help me track my apartment's P&L and draw some nice, clean charts for me.

Maybe I over-engineered this a bit, but I really wanted to build something more robust and automated than a simple Excel sheet.

It basically has this metrics:

- RevPAR

- ADR

- Occupancy Rate

- Net profit

- Expenses per category

- Cummulative ROI

For now it's just a personal project I'm using to manage my own listing, but I hope to make this tool publicly available at some point. I'd love to know what fellow hosts think—what metrics do you usually rely on most to check the health of your rentals?
