Obsession v. Backrooms

I have the chance to catch at least one before they leave theaters this week. Which would be the better movie to see in theaters? Or, said differently, which one would be fine to wait to see at home?

I'm leaning toward Backrooms because the set design and SFX, I suspect, would make movie better on a big screen with top-tier speakers rather than my janky TV.

Recommendation?
