how good of a deal is my $2060 rent stabilised harlem apt?

the apartment: 2 bed. living room and bedroom 1 is about 130sqft each. smaller bedroom is about 80sqft. separate kitchen. no dishwasher, laundry in basement, 3rd floor walk up. in hamilton heights near 1 train.

asking because i want to move in with my boyfriend, but my current apartment is a very tight squeeze for both of us as the second room is so small and we are both artists that need space. i don’t even have a full couch. but we’re really having a lotttt of trouble finding another apartment (3k budget), but i’m mostly looking in brooklyn.

did i just get lucky with this one? i see apartments that are similar to mine going for 2800+, there’s also a few cheap (like comparable to mine) apartments in harlem actually but a lot are 20+ days old which feels suspicious especially because it’s summer. so not sure if my apartment is really a gem.
